Hey there, Ana Mendoza here. So I'm here to give you your year-over-year market update for homes that have sold in the city of Los Angeles under a million dollars, and that pulls a generalized large pool of homes that will give you a good idea of what's going on here in LA.

We had less homes come on the market, 13 less homes come on the market compared to last year, $2,000 only of equity more compared to last year and the days on market are a little bit longer. So you are seeing a shift on the market if you are a seller with less equity in homes compared to previous year when the equity was a little bit more and the days on market are a little bit longer.

If you are a buyer right now, there's a lot of leverage for you compared to Covid times where you would have multiple offers to a home. It doesn't mean that every single house is going to give you a discount. That's not what I'm trying to say because it just depends on how the property is priced. And that is the reason why when you hire us, we do a deep analysis before moving forward and advising you to where most likely the property is going to land based on pricing and also doing our back-end research.

If you are a seller, it's important for you to price your home accurately during this market. Yes, we are approaching summer. There's a lot of movement going on, a lot of people that are moving that basically have their kids out for summer, and it's a great time for you to prepare your home, get it ready, make your moves, and do all of that. But when it's time for you to actually get it done, it's important for you to price your home accurately because we are going through a semi-shift.

Now the sky is not falling. What you're seeing in the media, houses are dropping and we're going to an upside down market, that is not accurately and completely true. Although I'm not a media expert, I will tell you as a real estate professional that this is 100% based on your specific market, your specific neighborhood, and that is the reason why it's important for you to reach out to us and for you to be like, hey, Anna, so can you give me an market update? Let me know what's going on in my neighborhood. Is this really happening? I'm thinking about maybe making a move during winter time and do you think it's a good time for us to prepare our home now? If you are a buyer out there, again, you do have leverage, but it doesn't mean that a seller is also going to give their house away. Sometimes you see houses on market that are sitting a little bit longer because the seller wants to write the market and see if they can get their price. It doesn't mean that the market does not support it. This is just the way that it is, the new market, and we just have to roll with the punches.
